A prospect first learns about LandInvest.io through our website, social channels, or marketplace partnerships like BuyVacantLand.com. They’re introduced to the idea of owning land equity through blockchain tokenization.
Step 2 – Learn About $PRPTY #
The prospect reviews our Docs, Whitepaper, and PPM/OM to understand how $PRPTY tokens represent equity in LandInvest.io. They see that $PRPTY is not just a digital token, but a security token backed by real assets: U.S. vacant land and revenue from land sales + subscriptions.
Step 3 – Investor Qualification #
Depending on the raise (Reg D, Reg S), prospects complete a quick investor verification (KYC/AML and accreditation if required). Once cleared, they are eligible to participate in the token offering.
Step 4 – Investing #
The investor chooses how many $PRPTY tokens to purchase at the offering price (e.g., $10 per token in the Seed Round). Funds are securely transferred (USD, wire, ACH, or stable coins if applicable). In return, the investor receives digitally issued $PRPTY tokens recorded on the blockchain.
Step 5 – Ownership & Transparency #
The investor now holds $PRPTY tokens in their wallet, representing fractional ownership and equity rights in LandInvest.io. Their investment is tied directly to the performance of land acquisitions, sales, and subscription revenues.
Step 6 – Earnings & Distributions #
On a quarterly basis, profits from land sales and BuyVacantLand.com subscriptions are distributed proportionally to $PRPTY holders. Investors may also benefit from token appreciation as platform scales and land sales grow.

Investor Onboarding #
Step 1: Register via LandInvest.io portal.
Step 2: Complete KYC/AML verification (identity check, accreditation if required).
Step 3: Sign the digital subscription agreement.
Step 4: Transfer funds (USD or approved crypto).
Token Issuance #
- Tokens are issued under the ERC-1404 standard (a restricted ERC-20 variant built for compliance).
- Tokens are minted from the fixed 2,000,000 $PRPTY supply.
- Investor’s wallet address is whitelisted, allowing secure transfer and compliance monitoring.
Profit Model #
- Land Acquisition – LandInvest.io acquires vacant land at wholesale or auction pricing. Parcels are improved, packaged, and resold at retail to end buyers.
- Revenue Streams – Land Sales: Profits generated from resale of land. Subscription Revenue: Ongoing monthly subscriptions from BuyVacantLand.com.
- Quarterly Profit Allocation – Net profits are calculated after costs. A fixed portion of profits is distributed pro-rata. Distributions are made in USD or USDC stablecoin, directly to investor wallets.
Compliance & Transfers #
- Lockup Periods: U.S. accredited investors under Reg D are subject to a 12-month lockup. The securities offered outside the United States under Regulation S may be resold immediately among non-U.S. persons in offshore transactions, provided that no directed selling efforts are made in the United States and the transactions comply with Rule 903 and 904 of Regulation S.
- Secondary Market: After restrictions expire, tokens may be tradable on compliant security token exchanges or within approved liquidity protocols.
